Party Walls

  • Initial advice on the requirements of the Party Wall etc. Act 1996 regarding what constitutes a “Party Wall”, the different types of notice (party structure, line of junction or adjacent excavation) and when they should be served and the procedures laid down by the Act and the likely costs.

  • Acting as the Building Owner's Surveyor (appointed by the party initiating the works), preparing the draft award, the schedule of condition and agreeing matters with the Adjoining Owner's Surveyor if appointed. Agreeing set aside of the award on completion subject to compliance with the published award conditions.
  • Acting as the Adjoining Owner's Surveyor (appointed by the neighbouring owner), agreeing the nomination of Third Surveyor, the contents of the award and schedule of condition and agreeing matters with the Building Owner's Surveyor or Third Surveyor if necessary. Setting aside the award on completion subject to compliance with the award conditions.
  • Acting as Third Surveyor should an irreconcilable dispute arise between the appointed surveyors.
